The original slate roof restoration in the mid 1990’s
About 20 years ago we were contacted by an owner builder to carry out the roof work for some alterations and additions and to completely restore the slate roof on a really nice old Edwardian period home.
The original slates on the home were Westmoreland greens – an excellent slate – and the only problem was the nails were beginning to rust and let the slates slip.
The roof was a fairly steep one and so to utilize the roof cavity, dormer windows were added towards the rear end of the roof. None were added to the front of the home so as not to alter the character of the original house.
Also out of sight from the street view, a skillion roof of slate was added to the lower edge of the roof under which an en-suite for an existing bedroom was built.
I don’t recall where from but we sourced the exact 20×10 Westmoreland green slates for the project.
If you are considering restoring your slate roof it’s well worth the time and effort to hunt down the closest recycled slates that you possibly can.
For this roof restoration we stripped sections of roof off and renailed the slates with zinc plated clouts. New colorbond valley irons and soakers were added as we went. The original decorative picket ridges and finials were in excellent solid condition and re-used with fresh mortar and pointing. The mitred hips were re-laid with new course flashings installed.
Repair we carried out in 2014
The owners of this property today purchased the home in 2000. When we attended recently for an inspection they had never had any issues with the roof. There were no leaks at all but the owner noticed a slate not sitting correctly in front of a chimney. The repair we carried out was a minor one – one of the nail holes at the top of the slate had torn and the slate was sitting at an angle. A very quick repair. The owner was more concerned about having the whole roof inspected for any potential trouble spots. He was pretty pleased when I told him the roof needed no further work and informed him of the history of the roof as I knew it.
Proper and quality slate roof restorations should never have any major problems for many years. Sure the odd slate might snap occasionally, but this should not happen often – likewise for the ridging and metal flashings.
