Here’s a recent repair we did to a slate roof in Carlton
The owners of this Drummond St property suddenly had a major leak in their hallway during a steady rain. There were no previous warning signs such as a small trickle of water or stains on the ceiling to indicate a problem was developing.
They did just prior to the leaking have a TV antennae installed on a chimney above the roofing. The easiest route for this was along a box gutter and up a valley to the chimney. What can sometimes happen and most likely did here, is that the walking on the gutter by the installation technician has caused an area that was already severely rusted to crack and allow water penetration.
Most times there’s no way to easily see that the metal has cracked. Inspections of the roof and gutters every few years can reveal that the gutter is rusting out and repair work is needed at some stage before trouble develops.
Our inspection of this slate roof revealed that the leak was caused by the box gutter.
At the area where the two internal valleys meet to discharge water into the box gutter heavy rusting had been developing for a number of years. It probably hadn’t rusted quite through, but the weight of the serviceman walking on it had caused it to crack and fracture. This is a very common area for box gutters on slate roofed Victorian homes to begin rusting and the first area to leak.
As this gutter was showing heavy signs of rust right along its length, the owners wanted the entire gutter replaced to prevent any future problems with leaking.
